Property Management

While Facilities Management looks after the buildings, its environs and the facilities in the premises, the priority of the Property Management Department lies with the management of the valued occupants of the property.

Our site-dedicated, customer friendly, Property Management Officers (PMO) occupy themselves with the optimum satisfaction of the tenants in their respective properties. Property Management Officers take care of their tenants from initial inspections; letting procedures, lease agreement preparations, handing over, moving in, and all other routine management services till they leave.

At letting, we are discerning in the selection of the right calibre of tenants, based on the perceived ability to meet rental obligations, live peacefully with other tenants, and respect of all the stakeholders in the property, (landlords, other occupants and staff attached to the property). Acquaintance forms are filled by prospective tenants in order to familiarize ourselves with residents before they even commence their tenure.

Lease agreements are prepared by our solicitor, with our humble inputs in areas such as length of lease, rent review and service charge clauses. We would be responsible for obtaining and vetting the Lease Agreement ensuring early execution of same, advising on the restructuring of leases\renewals, (should current trends make this necessary), and within reasonable limits, enforce the Landlord\Tenant Liabilities contained in the Agreement.

The Property Management Officer(PMO) then becomes the liaison with tenants, and is responsible for prompt collection of rent and service charge deposits whenever due, notification of expiration of tenancies, and other appropriate letters\notices (including monitoring of tenants’ complaints).
