FACILITIES MANAGEMENT

The enormity of investment in Real Estate indicates that emphasis must also be put on the maintenance of the property. Prudent skills are required to cope with the normal problems, (like leaks, wear and tear, deterioration of decoration etc.), that are bound to occur as the property matures and is put to continuous use. While the tenant is responsible for the interior decoration of the unit they occupy, according to the terms of their lease agreement, we are largely responsible for the structural and exterior integrity of the building and its environs.
The Facilities Management department handles this routine maintenance of the buildings, plus the facilities and services. Our experience in this area has resulted in our establishing an impeccable network for outsourcing the best services in the market.

Each site is manned by a qualified (B.Sc. [Eng.] or equivalent) Resident Engineer, 24-7 resident technicians throughout the year, and other experts in various technical areas. Reports are made on-line through our interactive website to ensure smooth, prompt and efficient running of the premises.

An appropriate Service Charge to fund the activities is computed, based on an annual budget that takes into consideration the high and fluctuating cost of providing services. The accounts are judiciously maintained by our accounts department (on Peachtree and MS Excel software), and are available on-line for verification at all times.

Each flat is provided with the following:
- Air Conditioners
- Telephone lines (through a PABX intercom system with links to the gatehouse, domestic staff quarters and site offices
- Satellite TV connection through individual decoders
- Fire alarms and extinguishers
- Kitchen appliances (cooker, fridge, freezer, washing machine/dryer)

The Facilities that are available, and maintained, by us for your use, include:
- Generator for provision of alternate power supply
- Bore hole with water treatment and filtering plants that provide uninterrupted potable water supply
- Swimming pool with pool bar, and poolside furniture and barbeque
- Well equipped gymnasium
- Sauna and/or steambath (in select properties)
- Club house (in select properties)
- Lifts (where necessary)

Services rendered routinely on all our sites are:
- Security (with Nigeria Police Force patrol)
- Common area cleaning
- Refuse collection
- Sewage disposal
- Pest control/routine fumigation
- Landscape maintenance
- Supply of diesel, and other requisites for running the facilities
- Repair and maintenance of all facilities and equipment provided
- Payment of electricity and telephone bills on tenants’ behalf (reimbursable)
